Six things prospective clients ask before Discovery. Pricing, permits, timeline, change orders — the questions that decide whether design-build is the right structure for your project.

Yes. We manage all permitting through the LA Department of Building and Safety (LADBS), including architectural drawings, structural engineering coordination, and inspection scheduling. Most residential permits take 4–10 weeks depending on scope.

Yes. We offer a free initial consultation to assess scope and provide a ballpark range. A detailed estimate requires a Discovery phase — fixed fee, no design work begins until program and budget are agreed.

Depends on scope. For full-home renovations we typically recommend temporary relocation during active construction phases. ADU builds and room additions can often be staged to minimize disruption.

ADU and garage conversions: 12–18 weeks. Kitchen remodels: 6–10 weeks. Full home renovations: 28–52 weeks of build, plus 18–30 weeks of design and permit. Disclosed on the timeline at engagement.

Fixed-price contract. Discovery is a fixed fee. Design is transparent hourly with a not-to-exceed cap. Construction is a fixed contract with a transparent change-order log — you see every adjustment in writing before it is approved.

A dedicated WDC project manager — same team from Discovery through walkthrough. Weekly site report, monthly Owner-Architect-Contractor meeting, transparent change-order log. The same team that designed it builds it.
